Project Description

2929 Pico is excited to present a new Mixed-Use project coming to the corner of Pico Boulevard and Dorchester Avenue. The project is proposed on a 15,121 square foot lot zoned Neighborhood Commercial. The proposed project will encompass approximately 43,000 square feet of building area, split between approximately 6 stories and 61 total feet in height.

The ground floor commercial segment of the proposed project will include 3 commercial units and one covered patio totaling approximately 3,690 square feet. In adherence with the City of Santa Monica’s parking ordinance, the commercial section of this proposed project will include 7 parking spaces of which 1 is proposed to be set aside for EV charging.

The residential segment of the proposed project will include 48 units with an average unit size of approximately 571 square feet. The total square footage of the combined dwelling units is proposed to be approximately 27,415 square feet. Of the 48 proposed units, there will be 5 units set aside for extremely low-income households. There are a total of 60 residential parking spaces, including 6 electric vehicle charging stations and 2 accessible spaces.

The proposed project will include approximately 8,800 square feet of outdoor living area split between private and common spaces. The private space includes approximately 2,880 square feet of private balconies and/or patios, while the common space includes approximately 5,918 square feet split between the second-floor terrace and the roof deck.
